- Days on market: 21–37 days (the national average is 48 days)
- Homes selling above asking price: 33–39% of all Fresno sales
- Inventory: Only 3.1 months of supply — still firmly a seller's market
- Year-over-year home sales: Up 6.6%
- Price forecast: 2–4% appreciation expected through the end of 2026
What makes Fresno stand out nationally isn't just the price appreciation. It's the combination of strong demand, tight supply, and affordability that no other major California market can match. The average home in Fresno costs about $386,000. That's roughly half a million dollars less than Los Angeles and nearly a million dollars less than San Francisco.

With 3.1 months of inventory — anything under 6 months is a seller's market — you're going to be competing for the homes you want. Getting pre-approved before you start looking isn't just a suggestion, it's the difference between being taken seriously and being passed over for an offer that came in stronger.
A few things specific to Fresno that every buyer needs to know:
CFD/Mello-Roos fees. In newer Fresno subdivisions, these special tax assessments can add $1,500–$5,000+ per year on top of your regular property taxes. Most buyers from out of state don't know about these until they're already in escrow. I check CFD fees on every single home before my clients make an offer.
Clovis Unified school boundaries. Homes within CUSD boundaries consistently sell faster and at a premium.
